The Barn Woonona
The house is well placed on a tricky block, but this created the opportunity to design a different shape structure that worked with the constraints of the site. Each level of the house cantilevers the next, the owners utilized the kitchen benchtop as a stair landing, which has been a talking point for any visitor. CKS Projects was excited to be a part of this truly unique project.

The Vision
John & Renee were ready to update their tired old cottage, they loved the location, living amongst the trees on the escarpment. It was important to them to have a parents retreat area but to also have an area for the kids as they grow older. John wanted something different to the standard traditional houses being built and discussed a modern twist on barn style design.
The Problem
Being so tightly tucked into the escarpment meant the block was classified as a BAL40 bushfire category, this meant careful consideration to the exterior finishes had to be considered.
The block also has a natural spring running through the site, the engineering for the grand home was very complexed to make sure the house is socketed into the mountain.
The Process
The house was designed for John & Renee to be three full levels with every level going up cantilevering over the next, the engineering detail for this was very complexed and detailed as essentially the house was bigger on the top floor than the bottom.
With the site being unstable the deigned incorporated adjustable stumps to relevel the house if required and all cladding to be flexible in nature. Having this design allowed for the top floor to be the parents retreat and the lower level the kids retreat with the middle floor being the main living area which flowed out to a large outdoor entertaining area.
The Result
"Once the construction started, we were delighted with the constant updates and transparency. Keiron suggested changes throughout the construction that not only increased the aesthetics of the home but in many cases saved us money.
Throughout the build phase we would view the progress and on some occasions with family and friends and all who toured the home were amazed at the attention to detail and quality of the construction. The site was always clean and tidy which is testament to their drive toward perfection.
The home has exceeded our expectations and we now call Keiron a friend"
