CKS Projects is a boutique residential builder based in Unanderra, Wollongong. We design and build custom homes, knockdown rebuilds, renovations and extensions for homeowners across the Illawarra, the Shoalhaven and the Southern Highlands.
Our founder, Keiron Moore, has more than 25 years in residential building and assesses every site himself. Every home is designed for its block, not picked from a catalogue, and built under a fixed-price contract.

Founded by a Builder, Still Run by One
Keiron Moore's interest in design and craftsmanship took his studies from America to Europe. He then spent years on large-scale commercial projects, sharpening his planning and management skills, before turning to the work he loves most: homes built around the people who live in them.

Today, CKS Projects designs and builds custom and architecturally designed homes across the Illawarra and the Shoalhaven, with an office team and our own carpenters based in Unanderra.
Meet Keiron Moore, Founder and Managing Director
Keiron brings more than 25 years of residential building experience, with expertise in construction, project management, design and carpentry. He runs every site assessment personally, so you deal with the builder from day one, not a salesperson.

Questions About CKS Projects
What does “boutique builder” mean at CKS Projects?
We're not a volume builder and we don't work from a catalogue of preset plans. Every home is designed for its block, Keiron assesses every site himself, and you'll know the people coordinating and building your home by name.
Where are you based, and where do you build?
Our office is at Unit 45/7 Waynote Place, Unanderra, open Monday to Friday, 8:00am to 4:30pm, by appointment. We build from Stanwell Park to Huskisson on Jervis Bay, including Wollongong, Shellharbour and Kiama, and inland to Bowral, Burradoo and Moss Vale.
What types of homes do you build?
Custom homes, new homes in Wollongong, knockdown rebuilds, renovations, extensions, duplexes and dual occupancy homes. Many of our sites are sloping blocks or coastal homes.
Do I need plans before I contact you?
No. We encourage you to make us your first point of contact. We can start with a site assessment and help shape the design from a builder's perspective so it suits your budget.
Can you build to my architect's or designer's plans?
Yes. We've worked with a local architect at The Palms in Thirroul and with Alex Urena Design Studio at Elanora Four in Coledale. CKS Projects is a licensed builder, not an architect, engineer, certifier or council.
How do you price a custom home?
No two of our homes are the same, so we don't quote a square-metre rate. We estimate costs from the concept design, tell you honestly whether your budget and brief align, and then build under a fixed-price contract. See cost planning.
Do you handle council approvals?
Yes. We identify the likely DA or CDC pathway at the site assessment and manage the process for you. The decision itself rests with the council or a registered certifier. See council approval.
How will I stay informed during the build?
Through regular site meetings, where changes can be discussed, and your own online project portal. You're also welcome to visit the site with one of our team.
Can I get help choosing finishes?
Yes. Our selections specialist can help with finishes, fixtures, colours and design details. See design selection.
Is CKS Projects licensed and insured?
Yes. CKS Projects holds NSW contractor licence 258735C, and Keiron holds Qualified Supervisor Certificate 69005S. We carry $20 million public liability insurance and workers' compensation, plus Home Building Compensation cover where required. In NSW, residential work over $5,000 needs a written contract, work over $20,000 needs HBC cover, and deposits are capped at 10%.
