Extending Wollongong Homes With Architectural Care
Yes. CKS Projects is a licensed, award-winning Wollongong builder that delivers home extensions, additions and renovations across Wollongong and the Illawarra. Its extension work includes a second-storey addition in Wombarra and a rear living extension in Coledale.
A luxury architectural extension adds space without losing what makes the existing home worth keeping. The new work is planned around the house's structure, levels, light and character. It is then built with premium materials and detailed carpentry, so old and new read as one residence.
Your design can come from your own architect or building designer, or from one of CKS Projects' trusted design partners. CKS Projects then coordinates the approvals and builds the extension to a fixed price. Managing Director Keiron Moore brings more than 25 years of residential building experience to every project.
To discuss your extension project, book a free discovery call or phone 02 4271 5132.
New Space Designed as Part of the Existing Home
A luxury architectural home extension adds living space to an existing residence through a considered design response rather than a standard add-on. It is planned around the original architecture, the site and how the household lives. It is then built with premium materials and careful detailing so that old and new connect naturally. Each stage builds on the last:
- The existing home: its structure, levels, roof form and character.
- The need: more bedrooms, better living space, light, views or independence.
- Design coordination with your architect, building designer or a CKS design partner.
- Spatial planning for flow, proportion and connection to the outdoors.
- Approvals through the pathway that fits the scope and site.
- Construction and integration with the existing structure and services.
- Premium finishes and craftsmanship that make old and new read as one.
The Difference Is in the Planning, Integration and Detail
A high-end extension is defined by how well the new work belongs to the house, not by its size or its price. The comparison below is general guidance on where the difference usually shows.
General extension guidance| Consideration | Standard extension | Architectural extension |
|---|---|---|
| Starting point | A room added to the back of the house | A design response to the existing architecture, site and household |
| Layout | New space attached to the existing plan | Circulation and room relationships reworked so the whole home flows |
| Light and outlook | Standard window sizes | Glazing, openings and orientation planned for light, views and privacy |
| Old-to-new junction | Visible step, seam or change of finish | Levels, ceilings and materials resolved so the transition feels deliberate |
| Materials | Chosen mainly on cost | Chosen for suitability, durability and relationship to the existing home |
| Detailing | Standard trims and junctions | Custom joinery, reveals and junctions resolved before construction |
CKS Projects Home Extension Services
Luxury Home Extensions and Additions in Wollongong
Each service below is based on extension work CKS Projects has completed and published. Every project is coordinated by one licensed builder, from the first site visit to handover.
Second-Storey Additions
Building up where the block will not allow building out. At Wombarra, a second storey turned a coastal cottage into a five-bedroom, three-bathroom home.
See the Wombarra additionRear and Living Extensions
Expanded living areas that open the home to its garden, bushland or view, like the rear living extension at Elanora Four, Coledale.
See the Coledale extensionBedroom and Bathroom Additions
Additional bedrooms and bathrooms planned within the new work, so a growing household gains private space without leaving the neighbourhood.
Multi-Generational Additions
Independent living areas for family members, with accessibility built in. The Wombarra addition included wider spaces and a stair lift.
Balconies and Indoor-Outdoor Connection
New balconies, decks and openings that extend living space outdoors and strengthen the connection to light and landscape.
Extensions With Whole-Home Renovation
An extension delivered alongside a complete interior refurbishment, so the new and existing spaces share one layout and palette. Explore high-end renovations.
Extensions on Sloping and Coastal Sites
Structural engineering, access and weatherproofing planned for escarpment and beachside blocks. Sloping block building.
Garages and Arrival
New structures that improve how a home is approached, such as the timber-clad garage and walkway that frame the entry at Coledale.
Approvals Management
Where the extension needs a DA or CDC, CKS Projects manages documentation, lodgement and council liaison through to stamped plans.
How council approval worksWays to Extend an Existing Home
The right type of extension depends on the block, the structure of the existing home and what the extra space needs to do.
Can CKS Projects Build a Second-Storey Addition?
Yes. CKS Projects has completed second-storey additions, including a coastal cottage in Wombarra. The block there was steep and narrow and close to the railway, so the home could not extend outward. The solution was to build up.
The new upper level was designed to suit the style of the existing structure while capturing coastal views. It created a five-bedroom, three-bathroom home for multi-generational living. The upper level gives an older family member an independent area, the lower levels keep shared family spaces connected, and a stair lift and wider spaces improve accessibility.
Not every home can support a second storey. The existing footings and framing, the site, bushfire and coastal conditions, and the planning controls all need to be assessed first, usually with a structural engineer. CKS Projects reviews this on site before design is finalised.
“During the construction phase we were impressed with his pro-active suggestions and his capacity for onsite problem solving.”

Can CKS Projects Extend My Living Areas?
Yes. At Elanora Four in Coledale, CKS Projects built an expanded rear living area and a new balcony that open the home to bushland and ocean views. They were delivered as part of a complete interior refurbishment on a steep escarpment block.
The rear elevation uses balanced proportions and paired timber posts to frame the outlook. The owners gained improved natural light, a stronger indoor-outdoor connection and a layout suited to modern coastal living, all while the original footprint was respected.
- Living extensions: larger family and entertaining spaces connected to the existing plan.
- Indoor-outdoor living: balconies, decks and wide openings that extend the living areas.
- Kitchens: the Coledale refurbishment reworked the internal layout. If a new kitchen is central to your extension, we will confirm how it fits your scope on your discovery call.
How Can a New Extension Integrate With an Existing Home?
By resolving the points where old meets new before construction starts. A well-integrated extension continues the home's levels, structure and circulation, respects its proportions and roof form, and uses materials that relate to the original. The result is a residence that reads as one.
- Floor levels: matching or deliberately stepping existing levels, including thresholds and flooring transitions.
- Ceiling heights and roof form: how the new roof meets the old, and whether it echoes or contrasts with it.
- Structural interface: new footings, framing and loads tied into the existing structure, as designed by an engineer.
- New openings and glazing: light, views, privacy and cross-ventilation, plus any changes to existing openings.
- Material transition: cladding, roofing and internal finishes that relate to the original home.
- Indoor-outdoor connection: decks, balconies and circulation linking the new rooms to the site.
Services such as plumbing, drainage, electrical and stormwater also need to be extended or rerouted, so they are planned with the structure. At Wombarra, the new second floor was designed to fit within the existing structure's style. At Coledale, the brief respected the original footprint while completely reimagining how the home lives.
Have a home you would like to extend? Let's talk about how it could connect.
What Should I Consider Before Extending My Home?
Start with how you want to live, then test it against what the house and block can support. These questions shape the brief for your designer and your builder:
- Purpose: is the extension for living, sleeping, working, entertaining or an independent family member?
- Room relationships: which spaces should connect, and which need privacy or acoustic separation?
- Circulation: how people will move through the home without turning existing rooms into corridors.
- Light and orientation: where the sun, views and neighbours are, and how the new roof affects existing rooms.
- Up or out: whether the block, setbacks and structure favour a ground-level or a second-storey addition.
- Site conditions: slope, access, soil, bushfire and coastal exposure.
- Budget: getting financial advice early so the design matches what you can comfortably spend.
What to bring to your first conversation: photos of the home, any existing plans or surveys, your wish list, and a budget range. You don't need plans before contacting CKS Projects. Early builder involvement helps keep the design buildable and on budget.
What Materials Are Used in a Luxury Home Extension?
In an extension, materials must do two jobs: perform in the site's conditions and relate to the existing home. The best choice is the one that suits the setting, ages well and can be detailed cleanly against the original, not simply the most expensive option.
Timber & cladding
External cladding, posts and linings define the character of an extension. Species and coatings are chosen for exposure, especially on the coast.
Glazing
Large openings bring in light and views, and must be specified for wind, bushfire and energy requirements.
Roofing & metal
Roof sheeting, flashings, balustrades and trims give crisp edges, with coastal finishes chosen to resist corrosion.
Flooring
Continuous flooring across old and new rooms makes an extension feel original. Thresholds and levels are planned early.
Stone & porcelain
Hard-wearing surfaces for benchtops and bathrooms. Selection weighs porosity, sealing, edge detail and slab layout.
Tiles
Format, grout width and set-out determine how refined new bathrooms and wet areas look.
Tapware & hardware
Consistent finishes across new and existing rooms help the whole home read as one design.
Lighting
Integrated lighting planned before linings go up, so fittings sit where intended in ceilings and joinery.
Material selection with CKS Projects
At Elanora Four in Coledale, every material, from the timber cladding to the interior finishes, was chosen to sit comfortably in its coastal setting and to age gracefully in the escarpment environment. You can choose to work with a professional interior designer or selections specialist who helps with every selection, design detail and colour choice, down to furnishings if you wish. Specific products and suppliers are chosen project by project.
A note on engineered stone
Since 1 July 2024, the manufacture, supply, processing and installation of engineered stone benchtops, panels and slabs has been prohibited across Australia. New benchtops in an extension are typically natural stone, porcelain or other compliant surfaces. Safe Work Australia: engineered stone ban.
Where Craftsmanship Shows in an Extension
Every extension has a seam where new construction meets the original home. How carefully that seam and every other junction is resolved is what separates a refined extension from an obvious add-on. Craftsmanship shows in:
- Old-to-new interfaces: walls, ceilings, floors and cladding that meet without awkward steps or joins.
- Alignment and reveals: consistent shadow lines around doors, windows and joinery.
- External detailing: cladding, flashings, posts and trims that stay neat and weathertight.
- Joinery and cabinetry integration: built-ins scribed to walls and ceilings.
- Precise tiling and fixture installation: considered set-out, level surfaces, centred fittings.
- Lighting and hardware placement: consistent across new and existing rooms.
- Surface preparation and final finishing: the unseen work behind a clean result.
Custom joinery. At Coledale, the refurbishment reworked joinery and detailing throughout, from built-in shelving and a timber window seat to timber stairs and walkways. CKS Projects employs its own carpentry team, including a carpenter foreman, a leading carpenter and an apprentice, and Keiron Moore's own expertise includes carpentry.
“Right from our first meeting Keiron proved to be an excellent, straight forward communicator with meticulous attention to detail.”

Do I Need an Architect for a Home Extension?
Not always, but you do need a qualified designer, and most extensions also need a structural engineer and a certifier. What matters is that each role is clear. CKS Projects is a licensed builder, not an architectural practice. In NSW the title "architect" is protected under the Architects Act 2003, and only registered architects may use it.
CKS Projects regularly works with a client's chosen architect or designer, and can introduce trusted design partners across the Illawarra. Elanora Four in Coledale was designed by Alex Urena Design Studio and delivered by CKS Projects. At Wombarra, the owners' architect recommended CKS Projects.
| Role | What they do |
|---|---|
| Builder (CKS Projects) | Licensed to carry out the building work. Coordinates trades, construction, integration with the existing home, and the approval process where engaged. |
| Architect | A registered professional who designs and documents the extension. Only people on the NSW Register of Architects can use the title. |
| Building designer | Designs and documents residential work, often for extensions and alterations. |
| Structural engineer | Designs footings, framing and connections, including how new loads tie into the existing structure. |
| Certifier | Council or a registered certifier issues CDCs and construction certificates. A principal certifier inspects the work at critical stages. |
| Wollongong City Council | Assesses Development Applications against the Wollongong LEP 2009 and DCP 2009. |
| Other consultants | As required: surveyor, BASIX assessor, bushfire (BAL) consultant, geotechnical engineer, heritage or planning consultant. |

Do Home Extensions in Wollongong Require Approval?
Most do, but the pathway depends on the scope and the site. Some minor, low-impact work is exempt development. Many alterations and additions to a house, including some second storeys, can be approved as complying development (CDC) under the Housing Code if every standard is met. Other extensions need a Development Application (DA) assessed by Wollongong City Council, followed by a construction certificate before building starts. Not every extension can use complying development, so the pathway should be confirmed for your property early.
NSW & Wollongong requirements · confirm for your site| Pathway | What it is | Who assesses it | Before building starts |
|---|---|---|---|
| Exempt development | Minor, low-impact work that meets set standards. Few extensions qualify. | No approval needed if every standard is met | Work must still comply with building and safety rules |
| Complying development (CDC) | A combined planning and construction approval for alterations and additions that meet the Housing Code. It can be issued within 20 days. | Council or a registered certifier | Appoint a principal certifier |
| Development Application (DA) | A merit assessment against the Wollongong LEP 2009 and DCP 2009, for work outside the codes or on constrained land. | Wollongong City Council | Obtain a construction certificate and appoint a principal certifier |
Local controls that often shape a Wollongong extension
- Wollongong DCP 2009, Chapter B6: development in the Illawarra Escarpment.
- Wollongong DCP 2009, Chapter E11: heritage conservation. Additions should be recessive, and first-floor additions in conservation areas are generally kept to the rear.
- Bushfire-prone land: a Bushfire Attack Level (BAL) can affect glazing, cladding and decking.
NSW home building contract rules
- Work over $5,000 needs a written contract. A large-job contract applies over $20,000.
- Home Building Compensation Fund cover is required for work over $20,000.
- The deposit cannot exceed 10% of the contract price.
CKS Projects is a licensed builder (NSW Builders Licence 258735C), not a council, certifier or planning authority. Where your extension needs approval, we manage the DA or CDC process with Wollongong City Council or a registered certifier. We can't guarantee any approval outcome.

Luxury Home Extensions Across Wollongong and the Illawarra
Wollongong sits on a narrow coastal strip between the Illawarra Escarpment and the Pacific. Its housing ranges from post-war fibro and brick veneer homes to coastal cottages and houses on steep escarpment blocks. On many of these sites, extending is the best way to gain space without leaving a location the owners love. CKS Projects is based in Unanderra and builds across Wollongong and the wider region.
Luxury Home Extensions in Coledale
Coledale sits between Austinmer and Wombarra, with homes stepping up the escarpment from the beach and Lawrence Hargrave Drive. At Elanora Place, CKS Projects' Elanora Four project added a rear living extension and balcony to a home on a steep block, built safely into the slope with structural engineering and careful access planning.
- Coledale
- Austinmer
Luxury Home Extensions in Wombarra
Wombarra's cottages sit on narrow, steep blocks between the escarpment, the Illawarra railway line and the ocean. Where extending outward isn't possible, building up can capture the views. CKS Projects' Wombarra second-storey addition did exactly that for a multi-generational family.

Home Extensions From Thirroul to Towradgi
From Thirroul through Bulli, Woonona and Towradgi, established streets run between the escarpment foothills and the beaches, either side of the Princes Highway corridor. Their older brick and weatherboard homes often suit rear living extensions or second storeys that open the house to light and outdoor living.

Home Extensions in Wollongong and the South
Around the Wollongong CBD and its beaches, and south to Port Kembla and the Lake Illawarra suburbs of Windang and Warilla, many homes sit on flatter blocks. That can suit ground-level living extensions with strong indoor-outdoor connection. Warilla is in the Shellharbour council area, so its controls differ from Wollongong's.

Kiama and the Shoalhaven
South of Wollongong, CKS Projects also works in Kiama, Gerringong and Gerroa, and in Berry and Huskisson in the Shoalhaven. Each is governed by its own council's planning controls, which we confirm for every site.

Recent CKS Projects Extensions in the Illawarra
Two projects show the range of CKS Projects' extension work, from an award-winning rear living extension on an escarpment block to a second storey on a tight coastal site.
Coledale · Rear extension + renovation
Elanora Four, Coledale
The designer, Alex Urena Design Studio, and CKS Projects transformed an ageing coastal home on a steep escarpment site. The scope covered an expanded rear living area and balcony, a complete interior refurbishment, a timber-clad garage and a timber walkway from the street to the home below. It was managed as an occupied-site renovation. CKS Projects lists the project as a winner in the MBA NSW 2026 Southern Regions Excellence in Building Awards.

Wombarra · Second-storey addition
Wombarra Second Storey
A steep, narrow block near the railway meant this coastal cottage had to grow upward. The second floor was designed to fit the style of the existing structure and created a five-bedroom, three-bathroom home. An independent upper level, a stair lift and wider spaces support multi-generational living. The owners report the project came in on time and on budget.

How Much Does a Luxury Home Extension Cost in Wollongong?
Every extension is priced to the individual home, site and scope, so there is no fixed figure or square-metre rate. Coastal and escarpment projects involving structural work, extensions and a full interior refurbishment sit at the premium end, because of the access, engineering and detailing they demand.
What shapes the cost
- Type and size: ground-level extension or second storey, and how much floor area is added.
- The existing structure: footings, framing and services, plus hidden issues such as asbestos, outdated wiring, plumbing or termite damage.
- The site: slope, soil, access, and bushfire or coastal conditions.
- Level of finish: glazing, joinery, surfaces, fixtures and lighting.
- Design and approvals: consultant fees, reports and the CDC or DA pathway.

- A documented scope of work for your extension.

Frequently Asked Questions About Home Extensions
What makes a home extension luxury or high-end?
A high-end extension is defined by how well the new work belongs to the house. It follows a considered design that responds to the existing architecture and site. Levels, ceilings and structure are integrated, materials are chosen for suitability and durability, and joinery, junctions and finishes are carefully detailed. Size and price alone don't make an extension high-end.
What makes a home extension architectural?
An architectural extension is designed as a response to the existing home and site, considering proportion, roof form, circulation, light, views and materials, rather than simply adding rooms. The word describes the design approach, not the builder. The design may come from a registered architect or a building designer, while CKS Projects, as the licensed builder, constructs it.
Does CKS Projects build luxury extensions in Wollongong?
Yes. CKS Projects is an Unanderra-based builder holding NSW Builders Licence 258735C. It delivers home extensions, additions and renovations across Wollongong and the Illawarra, including a second-storey addition in Wombarra and a rear living extension in Coledale.
Can an extension complement the architecture of my existing home?
Yes, and it should. At Wombarra, the new second floor was designed to fit the style of the existing structure. At Coledale, the brief respected the original footprint while reimagining how the home lives. Integration comes from resolving levels, roof form, openings, structure and materials at the design stage.
Can CKS Projects build a second-storey addition?
Yes. CKS Projects built a second-storey addition in Wombarra that created a five-bedroom, three-bathroom multi-generational home. Not every house can support a second storey, though. The existing structure, the site and the planning controls need to be assessed, usually with a structural engineer, before design is finalised.
Can CKS Projects extend my kitchen and living area?
CKS Projects has built expanded living areas, including the rear living extension and balcony at Coledale, which formed part of a refurbishment that reworked the internal layout. If a new or relocated kitchen is central to your plans, talk to us on your discovery call and we will confirm how it fits your extension scope.
Can an extension include a new master suite?
Additional bedrooms and bathrooms are a common reason to extend. The Wombarra addition created a five-bedroom, three-bathroom home with an independent upper-level area. If you are planning a main bedroom suite with an ensuite and robe, discuss it on your discovery call so the layout, plumbing and structure can be considered from the start.
What premium materials can be used in an architectural extension?
Common choices include timber cladding and linings, quality glazing, metal roofing and trims, continuous flooring, stone or porcelain surfaces, tiles, tapware, hardware and integrated lighting. Each is selected for suitability, performance, maintenance and how it relates to the existing home. Engineered stone benchtops have been banned in Australia since 1 July 2024.
How much does a luxury home extension cost in Wollongong?
Every extension is priced to the individual home, site and scope, so there is no fixed figure or square-metre rate. Coastal and escarpment projects involving structural work sit at the premium end. CKS Projects provides a detailed fixed-price quotation with a documented scope and cost breakdown before any contract is signed.
How long does an architectural extension take?
It depends on the scope, the approval pathway, site conditions and selections. A ground-level living extension is a very different program from a second storey on a steep block. CKS Projects outlines a realistic program once your scope is understood, and keeps you updated through regular site meetings and an online client portal.
Do I need council approval for a home extension?
Most extensions need some form of approval, but not always a council DA. Some alterations and additions can be approved as complying development (CDC) by council or a registered certifier if they meet the Housing Code. Others need a Development Application assessed by Wollongong City Council and then a construction certificate. CKS Projects can manage the approval process for you.
Do I need an architect for a home extension?
You need a qualified designer, which may be a registered architect or a building designer, plus usually a structural engineer. CKS Projects regularly works with clients' chosen architects and designers, and can introduce trusted design partners across the Illawarra if you haven't chosen one yet.
Can I stay in my home while the extension is being built?
Sometimes. The Coledale project was managed as an occupied-site renovation, which takes disciplined project management, reliable trades and clear communication. Whether it suits your extension depends on how much of the existing home is affected, including kitchens, bathrooms, structure and services. We discuss the options during the site consultation.
What areas around Wollongong does CKS Projects service?
CKS Projects works across the Illawarra, including Stanwell Park, Scarborough, Clifton, Wombarra, Coledale, Austinmer, Thirroul, Bulli, Woonona, Towradgi, Wollongong, Port Kembla, Windang and Warilla. It also works in Kiama, Gerringong, Gerroa, Berry and Huskisson, and in Bowral, Burradoo and Moss Vale.

A Wollongong Builder Focused on Integration, Detail and Trust
CKS Projects is a design and construction business based at Unanderra, south-west of the Wollongong CBD. Since 2014 it has built custom homes, knockdown rebuilds, dual occupancies, renovations and extensions across the Illawarra, South Coast and Southern Highlands.
Experience behind every extension
Managing Director Keiron Moore has more than 25 years of residential building experience, following earlier work on large-scale commercial projects. His expertise spans design, carpentry, project planning and systems management. On an extension, that means the builder's view on structure, integration and buildability shapes the design from the start.
An extension approach built on the existing home
Every extension starts with the house that is already there: its structure, its levels, its light and what is worth keeping. CKS Projects works with your architect or building designer, or introduces trusted design partners. The team then plans how the new work will connect before construction begins. As a builder that also delivers new homes and knockdown rebuilds, CKS Projects can give you an honest comparison if extending is not the best option.
Local conditions, local knowledge
Wollongong's homes sit on varied land, from steep escarpment blocks near the railway line to coastal sites exposed to salt air, with planning controls that differ between councils. CKS Projects' extension and renovation work at Coledale and Wombarra reflects the engineering, access and weatherproofing these sites demand.
Materials, workmanship and craftsmanship
Materials are chosen to suit the setting and relate to the existing home, with optional support from a selections specialist or interior designer. CKS Projects' own carpentry team works alongside trusted trades, and clients consistently notice the attention to detail, a clean and tidy site, and joinery and finishes delivered to a high standard.
Communication and trust
A contract administrator and projects coordinator manages paperwork and scheduling. Regular site meetings and an online client portal keep you informed, and CKS Projects continues to support clients after handover. Every client receives a fixed-price contract, and the team works with architects, engineers and certifiers as one coordinated project.
