BASIX (Building Sustainability Index) is a mandatory NSW compliance requirement for most residential projects. New homes, renovations valued above $50,000, pools and spas, and dual occupancies all need a registered BASIX certificate before a Development Application or Complying Development Certificate can be lodged.

Your project is entered into the NSW BASIX tool and thermal modelling is completed to calculate accurate energy and water scores. We confirm which targets are met by the current design and identify any areas that need adjustment before the certificate can be issued.

Optimisation and Recommendations

Where targets are not yet met, we provide specific, practical recommendations to get there, prioritising the lowest-cost and most buildable changes. You will not be told to install a solar system if a revised insulation spec or adjusted glazing ratio achieves the same

Certificate Issuance

Once all targets are confirmed, your BASIX certificate is registered through the NSW Planning Portal and issued for your project. The certificate is valid for lodgement with your Development Application or Complying Development Certificate.

Yes, if the renovation or alteration has a project value above $50,000. Pools and spas also require a separate BASIX certificate regardless of their individual cost. Your architect, draftsperson, or certifier can confirm whether your specific project triggers the BASIX requirement.
Typically 2 to 5 business days once final architectural plans and full specifications are received. If the current design requires optimisation to meet targets, additional time may be needed to confirm changes with you and your design team before the certificate can be issued. We will advise you at the start of the assessment.
We will identify the most cost-effective adjustments to bring the design into compliance. Recommendations are based on what is practical and buildable for your specific project and budget, not a default list of premium upgrades. In most cases, targeted changes to insulation, glazing ratios, or hot water system selection are sufficient without requiring a redesign.
Yes. Plans and specifications can be submitted by the homeowner, architect, draftsperson, or builder. We work with whoever is managing the approval documentation for your project and coordinate any required design feedback directly with your design team.
They are related but not the same. BASIX is the NSW compliance certificate required for DA and CDC lodgement. NatHERS provides the thermal star rating used within the BASIX tool to satisfy the thermal comfort section of the assessment. Both are managed as part of the same process at CKS Projects.
