Why Kiama Homeowners Build With CKS Projects
CKS Projects is a custom home builder based in Unanderra. We do not have a Kiama office, and we have not yet published a project in the Municipality of Kiama. Our nearest completed home is the Warilla Beach House in Shellharbour City, and our award-winning Wombarra Clifftops shows how we build on sloping coastal land.
Kiama blocks run from beachside streets in Kiama, Gerringong and Gerroa to hillside and rural lots around Jamberoo. Coastal hazards, flood-prone land and slope all change the design, so the design starts with them.

Nearest Project: Warilla Beach House
A coastal family home, transformed
We have not yet published a project inside the Municipality of Kiama, so here is our nearest. Inspired by the relaxed holiday homes of the NSW South Coast, the Warilla Beach House is a complete refurbishment and first-floor addition by CKS Projects, with an open-plan living area, a white kitchen, oak flooring and indoor-outdoor flow.
“Before the build we didn’t really have a space to entertain. Now we have this open space, heaps of light, and everything has its place.”

For sloping coastal land, see Wombarra Clifftops, the split-level clifftop home that won its category at the 2026 MBA NSW Southern Regions awards.

Kiama, Gerringong, Gerroa and Jamberoo
CKS Projects builds across the Municipality of Kiama. What changes from one area to the next is the land: the open coast from Minnamurra to Seven Mile Beach, flood-prone catchments in town, and hillside and rural lots inland.
Kiama and the northern beaches
The town and its northern coast. Council’s Coastal Management Program covers the open coast from Minnamurra to Seven Mile Beach and identifies coastal hazards, and council’s flood studies map flood-prone land catchment by catchment.
Gerringong, Werri Beach and Gerroa
Coastal villages on the hills above the beaches, down to Seven Mile Beach. Sloping lots and salt air shape the design here, and our split-level clifftop home at Wombarra shows how we build on that kind of land.
Jamberoo and the hinterland
The valley and the rural land inland of the coast, where larger and sloping lots are common. Rural zoning, access and slope are checked on the planning certificate before design. See our sloping block builder page.
Not sure if your area is covered?
We build across Wollongong, Shellharbour, Kiama, the Shoalhaven and the Southern Highlands. If your block is in the Kiama area, call us and we will tell you straight away.

Council Approval for Building in Kiama
Kiama Municipal Council is the consent authority. A new home, rebuild or extension is approved either as complying development (a CDC) when it meets every standard, or through a development application.
- Planning controls: the Kiama Local Environmental Plan 2011 is council’s current planning tool for zoning and land use, and the Kiama Development Control Plan 2020 applies to land identified in the LEP. State Environmental Planning Policies override the LEP where they are inconsistent.
- Coastal hazards: council’s Coastal Management Program, certified by the NSW Minister on 23 September 2024, covers the open coast from Minnamurra to Seven Mile Beach and identifies coastal hazards and risks.
- Flooding: council’s flood studies each cover one catchment and identify flood-prone land.
- Advice: council’s Planning and Development Hub at 32 Manning Street runs a walk-in duty planner service from 9 to 11am daily.

How We Build Your Kiama Home
Four stages, overseen by a dedicated project manager, with clear timelines and no surprises.

We assess your land’s shape, slope and zoning, and check coastal, flood and rural controls before design starts.
Design and planning
Architects, engineers and interior designers plan a home for your block and your brief, with the budget set early.

Construction and handover
Your project manager oversees every stage, through fit-out and landscaping to handover.

NSW law gives you 6 years for major defects and 2 years for other defects from completion.
Home building compensation
Required for residential work over $20,000. CKS Projects holds HBC cover, plus $20M public liability.
Fixed-price contract
Your build is quoted at a fixed price for your block before you sign.

A Custom Builder, Not a Catalogue
Catalogue homes are drawn for flat, standard lots. Around Kiama they rarely are: coastal hazards, slope and rural zoning all change the design. CKS Projects designs for the block in front of it, as it did on the Wombarra clifftop.
Keiron Moore, founder and Managing Director, brings more than 25 years of residential building experience and runs site assessments personally, so you talk to the builder, not a salesperson. CKS Projects won the 2026 MBA NSW Southern Regions award for Contract Homes $1.9M–$2M with Wombarra Clifftops.

Building in Kiama and Gerringong: FAQs
Do you build in Kiama and Gerringong?
Yes. CKS Projects builds custom homes, knockdown rebuilds and extensions across the Municipality of Kiama, including Kiama, Kiama Downs, Minnamurra, Gerringong, Werri Beach, Gerroa and Jamberoo. Our office is in Unanderra and we do not have a Kiama office, so we travel to your block. Whether we can take on your address depends on the block and on current capacity, so we confirm that on the first call.
Have you built in Kiama before?
Not yet in a published project. Our nearest completed home is the Warilla Beach House in Shellharbour City, a complete refurbishment and first-floor addition, and our Wombarra Clifftops home, a split-level knockdown rebuild on a clifftop block, won its category at the 2026 MBA NSW Southern Regions awards. We would rather tell you that plainly than overstate it.
Which council rules apply in Kiama?
Kiama Municipal Council is the consent authority. The Kiama Local Environmental Plan 2011 sets the zoning and land use controls, and the Kiama Development Control Plan 2020 sets the detailed design rules for land in the LEP. Which rules affect your block is shown on the section 10.7 planning certificate, which we read at the site assessment.
Can you build on the coast at Kiama or Gerringong?
Yes, with the coastal controls read first. Council’s Coastal Management Program, certified on 23 September 2024, covers the open coast from Minnamurra to Seven Mile Beach and identifies coastal hazards and risks. Coastal sites also call for materials and detailing that stand up to salt and wind, set out on our coastal homes page.
What about flood-prone land in Kiama?
Council’s flood studies each cover one catchment, such as the Surf Beach catchment, and identify flood-prone land. Where a lot is affected, the flood level can set the floor level of the home, so we check it before design.
Can you build on a sloping block in Gerringong or Jamberoo?
Yes. Sloping lots are common in the hills above the beaches and around Jamberoo. Our Wombarra Clifftops home steps down a clifftop block as a split level, which is the kind of design these sites usually need. See our sloping block homes page.
Do you do knockdown rebuilds in Kiama?
Yes. A knockdown rebuild keeps your land and your street and replaces the house. Services are disconnected, the existing home is demolished, any asbestos is removed by a licensed contractor, and the new home is built, all under one contract. The knockdown rebuild process is set out in full on its own page.
How much does it cost to build a custom home in Kiama?
CKS Projects does not publish a square-metre rate, because a figure detached from your block would be misleading. The price depends on the size and design of the home, the slope and soil of the site, any demolition and asbestos removal, the approval pathway, coastal or flood requirements, and your selections. We assess the block, scope the design, then issue a detailed fixed-price tender.
How do I start?
Book a free site assessment through our contact page or phone 02 4271 5132. Keiron Moore looks at your block and your brief, checks the controls that apply, and tells you what the lot allows before you spend anything on design.
Start With a Free Site Assessment
We’ll look at your block, explain the approval pathway and the controls that apply, and show you how a fixed-price build comes together.
