Our Shoalhaven Project: the Huskisson Duplex
Two architecturally distinctive homes in native bushland
Designed by Duplex Building Design and built by CKS Projects, the Huskisson Duplex replaced an old fibro cottage on a bushland block. It is clad in Shou Sugi Ban charred timber, with polished concrete floors, black detailing and a suspended black metal fireplace inside. CKS Projects also delivered the pool and landscaping.

Nowra, Berry and Jervis Bay
CKS Projects builds in the northern Shoalhaven, all in Shoalhaven City Council. What changes from one area to the next is the land: river flats and town streets around Nowra, hills and bushland north of the river, and salt and bushfire exposure around the coast and Jervis Bay.
Nowra and its suburbs
The Shoalhaven’s main town and its suburbs. Established streets are where the renovate-or-rebuild question comes up most, and the section 10.7 planning certificate shows any flood or other controls on the lot before design starts.
Bomaderry and Cambewarra
North of the Shoalhaven River, from town streets out to the foot of the escarpment. Where a lot is mapped as bushfire prone land, council can issue a Bush Fire Attack Level (BAL) risk assessment certificate, and the BAL sets the construction standard.
Berry and Shoalhaven Heads
Berry, which CKS Projects lists in its own service area, and the village at the river mouth. Heritage, flood and coastal controls can apply lot by lot, so we read them before the brief is drawn up.

Council Approval for Building in the Shoalhaven
Shoalhaven City Council is the consent authority. A new home, rebuild or extension is approved either as complying development (a CDC) when it meets every standard, or through a development application.
- Planning controls: the Shoalhaven Local Environmental Plan 2014 sets the zones and land use controls, with a separate Jerberra Estate LEP 2014; the Shoalhaven Development Control Plan sets the detailed design rules.
- Bushfire: bushfire prone land can support a bushfire or is likely to be subject to bushfire attack. On mapped land, construction standards apply, and council takes applications for a Bush Fire Attack Level (BAL) risk assessment certificate.
- Duplexes: council says detached dual occupancies are subject to minimum lot sizes in its residential zones.
- Your lot: the section 10.7 planning certificate shows the zoning and the controls that affect the land, and council’s duty planners answer enquiries before you apply.

Statutory warranties
NSW law gives you 6 years for major defects and 2 years for other defects from completion.
Home building compensation
Required for residential work over $20,000. CKS Projects holds HBC cover, plus $20M public liability.
Fixed-price contract
Your build is quoted at a fixed price for your block before you sign.

A Custom Builder, Not a Catalogue
Catalogue homes are drawn for flat, standard lots. Shoalhaven blocks are often not: bushland, bushfire mapping, salt air and river flood levels all change the design. CKS Projects designs for the block in front of it, as it did at Huskisson.

Do you build in Nowra and Jervis Bay?
Yes. CKS Projects builds custom homes, knockdown rebuilds, duplexes and extensions in the northern Shoalhaven: Nowra and its suburbs, Bomaderry, Cambewarra, Berry, Shoalhaven Heads, Culburra Beach, Greenwell Point and around Jervis Bay from Callala Bay to Vincentia. Our office is in Unanderra and we do not have a Nowra office, so we travel to your block. Whether we can take on your address depends on the block and on current capacity, so we confirm that on the first call.
Have you built in the Shoalhaven before?
Yes. The Huskisson Duplex on Jervis Bay was designed by Duplex Building Design and built by CKS Projects, replacing an old fibro cottage on a bushland block with two homes clad in Shou Sugi Ban charred timber. CKS Projects also delivered the pool and landscaping.
Are you the same company as Nowra Builders?
Yes. Nowra Builders is a trading name of CKS Projects Aust Pty Ltd, with the same licence, the same team and the same fixed-price contract.
Which council rules apply in the Shoalhaven?

Check the map first. Bushfire prone land is land that can support a bushfire or is likely to be subject to bushfire attack, and on mapped land construction standards apply. Council takes applications for a Bush Fire Attack Level (BAL) risk assessment certificate, and the BAL sets how the home is built. We confirm the BAL before design.
Can I build a duplex in Nowra?
Possibly. Council says detached dual occupancies are subject to minimum lot sizes in its residential zones, so the lot size and width decide it. We built the Huskisson Duplex and check your lot against the controls at the site assessment. See our duplex design and building page.
Do you do knockdown rebuilds in the Shoalhaven?
Yes. The Huskisson Duplex is one: the old cottage was demolished and two new homes were built on the same block. Services are disconnected, the house is demolished, any asbestos is removed by a licensed contractor, and the new build follows, all under one contract. The knockdown rebuild process is set out on its own page.
How much does it cost to build in Nowra?
CKS Projects does not publish a square-metre rate, because a figure detached from your block would be misleading. The price depends on the size and design of the home, the site, any demolition and asbestos removal, the approval pathway, bushfire or coastal construction standards, and your selections. We assess the block, scope the design, then issue a detailed fixed-price tender.
